Arizona Associate Broker: HUB AZ & Sunbelt: the full guide

Eddy Roche, Associate Broker, HUB AZ Brokers

Associate vs Designated Broker: who is responsible

In Arizona, an Associate Broker is a licensed real estate broker who works under a Designated Broker's firm. I hold Associate Broker license BR579487000. The Designated Broker at HUB AZ Brokers is Timothy Whipple. You can look both of those names up with the Arizona Department of Real Estate.

The firm is responsible for the brokerage. I am responsible for your file. Valuation, teasers, screening, and the landlord conversation run through me. You are not assigned to a rotating junior desk. BizSalesGuy is how I operate.

If you want the hiring checklist I would use on any broker in this state, I wrote it on how to choose an Arizona business broker. The longer bio is on About Eddy.

What Sunbelt reach means for a quiet listing

Sunbelt Business Brokers of Arizona is the network affiliation. It is not a second desk that takes over your file. It puts a confidential teaser in front of buyers who already look at Main Street cash-flow businesses, including operators outside Arizona.

Reach is not a billboard. The public face is category, city or county, and high-level numbers. The business name and the street stay off until a buyer is screened and signs an NDA. The local work stays here: pricing, lease, license, and who gets the package.

How I keep a file quiet is on how a confidential Arizona sale works. How I run the rest of a listing is on Sell My Business.

What I personally handle

Valuation is Seller's Discretionary Earnings. I read the last three years of tax returns and monthly P&Ls and I call you. The calculator on this site gives you a range from published closed-sale data. My valuation gives you the number. The conversation starts on Value My Business.

Lease and license files get mapped before we market. A landlord who will not assign, or a liquor or ROC file the buyer cannot take, kills a deal in escrow. I want that on the table in week one.

Screening is money and fit. I do not pass every inquiry to the seller. A buyer who cannot show a path to close does not get the name of the shop. Teasers and negotiation coordination run through me the same way.

Commission-only

I work commission-only. A percentage of the sale price, paid at close. There is no retainer to talk. No monthly marketing invoice. No upfront fee to look at the file.

If we list, I get paid when you close. That is the alignment. A conversation about price or timing does not require a listing appointment.

Phoenix Metro + Prescott niches

I work across Arizona. Restaurants and bars. Service businesses. Contractors. Other small-to-mid-market Arizona files when they fit. Arizona Restaurant Sales is the affiliation on many food-and-beverage deals.

Category pages, if you want the mechanics first: sell a restaurant, sell a bar, sell a service business, and sell a contractor business.
