Sell My Bar in Arizona

Eddy Roche, Associate Broker · AZ license BR579487000 · HUB AZ / Sunbelt / Arizona Restaurant Sales

A bar sale here is the license, the lease, and late-night operations. Not just a listing. I run those files across Arizona.

Buying, not selling? 5 Arizona bars are listed now. See bars for sale in Arizona.

What buyers pay for

Buyers pay for cash flow they can step into, a lease they can live with, and a license they can operate under. They do not pay for your favorite Tuesday regulars or the story of how you built the room.

On a bar I look at alcohol mix, hours, cover or entertainment income, and how much of the night depends on you being behind the bar. A room that runs with a manager and a stable staff is a different conversation than a one-person operation that dies when you take a week off.

Late-night ops are part of the asset and part of the risk. Buyers ask about last call, security, neighborhood noise, and whether the landlord already wants a quieter use. I would rather have that conversation before we list than during diligence.

SDE, and when the license sets the floor

Bars here price on Seller's Discretionary Earnings, not last year's revenue. SDE is the cash a new owner-operator would take home: net profit, plus your salary, plus the add-backs that go away when you leave.

The multiple depends on the concept, the hours, the remaining lease, and how much the room needs you. When earnings are thin, the liquor license can set the floor. A transferable Series 6 in a quota county is a real asset. I do not bury that in a footnote and I do not pretend a slow year still supports a fat multiple.

I do not quote a number off a website form. You send the financials. I run the SDE. We talk about what the market will pay. Start with a confidential valuation.

Series 6 and Series 7

Most Arizona bars run on a Series 6 (spirituous, on-sale) or a Series 7 (beer and wine bar). The series changes who can buy, how the transfer works, and whether the license has value on its own.

Transfer goes through the Arizona Department of Liquor Licenses and Control. The buyer applies. You cooperate. Timing is separate from the business close. Eligibility, pending violations, and liens on the license can stop a deal that looked clean on the P&L.

I am a broker, not a liquor attorney. On a licensed deal I coordinate the transfer with the same seriousness as the lease, because a buyer who cannot get the license cannot operate the room. sell liquor license with business Arizona.

Lease, use, and hours

Most Arizona bar sales are the business and the leasehold. The real estate stays with the landlord unless you own the box.

Assignment usually needs landlord consent. Buyers want remaining term, documented options, and a rent number the sales can carry. I also read the use clause and the hours clause. A lease that allows food service but not a bar, or that forces last call earlier than you actually close, will kill the right buyer.

Personal guarantees have to be released or replaced. If the landlord has already decided they want a daytime concept in that pad, we need to know that before we spend a month on marketing. I review the lease before we price.

Send the last three years of returns, the lease, and the license series. I will tell you what I see on price, lease risk, and the transfer path. No listing appointment required.

Confidential marketing

Word that a bar is for sale travels. Staff talk. Regulars talk. The liquor distributor talks.

I market with teasers. No name, no street, no photo a regular would recognize from the parking lot. Buyers sign an NDA before they see identifying information. Tours happen off-hours or as a guest, not as an open house during Friday night.

You decide when the staff hears it. How I run the full sale is on the process page.

Across Arizona

I work bar files across Arizona. Valley rooms and Prescott taverns do not sell to the same buyer, on the same hours, or with the same landlord conversation.

A Scottsdale late-night room and a Prescott neighborhood tavern can both be good files. The license series, the remaining lease, and the night-time use are what I price. I do not claim Flagstaff as a home market. Select engagements happen. The center of gravity is the Valley and Prescott.

I screen for money and for fit. A buyer who cannot fund the license transfer, the inventory, and the security deposit is not a buyer. More about how I work.

If you are even thinking about a sale

You do not need to be ready to list. Send the last three years of returns, the lease, and the license series. I will tell you what I see: price range, lease risk, transfer path, and whether the timing is right.

That is a conversation. Not a listing appointment. Call (480) 405-3200 or use the contact form.

Frequently Asked Questions

How are Arizona bars usually valued?

On Seller’s Discretionary Earnings first — then concept, hours, lease strength, and how much the room still needs you. A managed neighborhood tavern with a long lease is a different file than an owner-on-the-stick shop. No invented multiples.

Can I sell a Phoenix bar with the liquor license?

Often yes — Series 6 or Series 7 usually moves with the business through an Arizona DLLC transfer tied to the sale. It is not automatic. The buyer applies; you cooperate; eligibility, timing, and liens matter. See sell liquor license with business Arizona.

What about selling a bar in Prescott?

Same SDE, lease, and license spine as Phoenix Metro — landlord consent and DLLC transfer still sit on the critical path. I work Prescott and the metro the same way: confidential teaser, NDA, then identity.

What lease issues come up on a bar sale?

Landlord consent first. Most Arizona bar leases need written approval before assignment. Read the use clause and hours clause — a pad that allows a restaurant but not late-night bar service can kill a buyer. Fix that before we market hard.

How do you keep a bar sale confidential from regulars?

Teaser marketing with no name, street, or photo a regular would recognize. Buyers sign an NDA before identity or financials. Staff and regulars learn on your timeline — usually after a qualified buyer is in the file.
