By accessing or using bizsalesguy.com(the “Site”), opting into our email or SMS communications, or contacting us through any form on the Site, you agree to these Terms of Service and to our Privacy Policy. If you do not agree, do not use the Site.

2. Description of service

BizSalesGuy is a marketing platform for Arizona business brokerage services operated by Eddy Roche, an Associate Broker at HUB Commercial / Sunbelt Business Brokers of Arizona. Listings displayed on the Site are sourced from BizBuySell. When you click into a specific listing, your inquiry is routed through BizBuySell’s confidentiality (NDA) flow before any business-identifying details are released.

3. Broker representation disclosure

Required Arizona real estate disclosure:

Eddy Roche is a licensed Associate Broker (Arizona Real Estate License BR579487000).
Operating under HUB Commercial / Sunbelt Business Brokers of Arizona.

Listings represent businesses for sale by the broker. The content on this Site is marketing material and is not a substitute for buyer or seller due diligence.

4. No financial, legal, or tax advice

Information on the Site is provided for general informational purposes only. Buyers and sellers should consult their own attorneys, CPAs, and financial advisors before making any decision. Valuations referenced or generated through the Site are estimates of market value, not formal appraisals, and are not suitable for use in litigation, divorce, IRS, or estate-tax matters.

5. Confidentiality of listing details

Pre-NDA, listings are intentionally vague to protect seller confidentiality. Business names, exact addresses, and detailed financials are released only after the buyer has signed a listing-specific Non-Disclosure Agreement through BizBuySell. Any signed NDA governs your obligations regarding the disclosed information.

6. No warranty on listing data

Listing details (price, status, financial summaries, photos) are sourced from BizBuySell and updated daily. Eddy makes commercially reasonable efforts to keep this information current but does not warrant the accuracy of every detail at every moment. Do not rely on listing data alone for any decision; use it as a starting point for direct conversation.

7. Acceptable use

You agree not to:

Scrape, crawl, or otherwise extract data from the Site by automated means without written permission.
Use any contact information you obtain through the Site to send unsolicited communications, spam, or solicitations.
Impersonate any person or entity, including any other broker.
Attempt to interfere with the Site’s normal operation, bypass security controls, or access non-public areas.
Resell, republish, or redistribute Site content without written permission.

8. Intellectual property

All content on the Site — including the BizSalesGuy name, logo, brand assets, original listing copy, blog posts, and valuation methodology — is owned by Eddy Roche / HUB Commercial unless otherwise noted. You may not use any of this material for commercial purposes without prior written permission.

9. Disclaimers

The Site and all content are provided “as is” and “as available” without warranty of any kind, express or implied, including warranties of merchantability, fitness for a particular purpose, or non-infringement. We do not warrant that the Site will be uninterrupted, error-free, or free of viruses or other harmful components.

10. Limitation of liability

To the fullest extent permitted by Arizona law, in no event shall Eddy Roche, HUB Commercial, Sunbelt Business Brokers of Arizona, or any of their officers, directors, employees, or agents be liable for any indirect, incidental, special, consequential, or punitive damages, including lost profits, lost data, or business interruption, arising out of or related to your use of the Site, regardless of the legal theory. Total aggregate liability for any direct damages is capped at one hundred U.S. dollars ($100) or the total fees you have paid us, whichever is greater.

11. Indemnification

You agree to indemnify and hold harmless Eddy Roche, HUB Commercial, and their respective officers, directors, employees, and agents from any claim arising from your use of the Site, your breach of these Terms, or your violation of any applicable law.

12. Governing law and venue

These Terms are governed by the laws of the State of Arizona without regard to conflict-of-law principles. Any dispute arising from these Terms or your use of the Site will be brought exclusively in the state or federal courts located in Maricopa County, Arizona, and you consent to the personal jurisdiction of those courts.

13. Changes to these Terms

We may update these Terms from time to time. The “Effective” date at the top reflects the current version. Continued use of the Site after a change constitutes acceptance of the revised Terms. For material changes, we will notify active subscribers by email at least 14 days before the change takes effect.

14. Severability

If any provision of these Terms is found unenforceable, the remaining provisions remain in full force.
