1. Program description

BizSalesGuy SMS Alerts is a notification program that sends new Arizona business-listing alerts via text message to subscribers who have opted in. Operated by Eddy Roche, Associate Broker (Arizona License BR579487000), at HUB AZ Brokers / Sunbelt Business Brokers of Arizona. Messages are sent from (928) 393-8100 through SimpleTexting.

2. Opt-in mechanism

Subscribers opt in via the SMS signup form on the homepage (/#listing-alerts) and on /listings and its city and category pages, by texting ALERTS to (928) 393-8100, or via the opt-in link in our email communications. Texting ALERTS starts the same confirmation step as the form; it does not subscribe you by itself. Texting BUYER to (928) 393-8100 starts the same confirmation step; after you reply YES you receive listing alerts and one text with a link to our free Arizona Buyer’s Guide. The form includes a nonmandatory checkbox — you may submit your name and mobile without checking it, and we will not treat that as SMS consent or store a pending listing-alert opt-in. Checking the box is an agreement to receive promotional Arizona listing alert texts sent via an autodialer; that agreement is not a condition of any purchase. Opt-in is double-confirmed: after you check the box and submit your phone number, you will receive a confirmation text and must reply YES to begin receiving alerts. We do not send marketing messages to anyone who has not completed both steps.

3. Message frequency

Frequency varies based on inventory. Typically 4–12 messages per month, with occasional clusters when new listings are onboarded. Alerts fire when new listings become available on Eddy Roche’s BizBuySell broker profile. If you signed up through a Buyer’s Guide offer, after you reply YES you may receive one additional text with a link to the guide; it is sent once.

4. Cost

Message and data rates may apply. Carrier-imposed charges depend on your mobile plan. BizSalesGuy does not charge subscribers any fee to receive these messages.

5. Opt-out

Reply STOP to any message at any time to unsubscribe. You will receive one confirmation text and no further messages. You may re-subscribe later via the opt-in form on the homepage or /listings.

7. Privacy

Phone numbers and SMS engagement data are processed in accordance with our Privacy Policy. We do not share your number with third parties for marketing purposes. SimpleTexting processes message delivery on our behalf as a service provider.

8. Carrier disclaimer

Mobile carriers are not liable for delayed or undelivered messages.

10. Effective date

These SMS Marketing Terms are effective April 27, 2026. Any material change will be communicated to active subscribers via SMS at least 14 days before the change takes effect.
