How Long Does It Take to Sell a Business in Arizona?

There is no honest one-size answer. Clean books and a transferable lease move faster; liquor transfers and sticky landlords add time after you already have a buyer. Here's how I set expectations on Arizona files.
Preparation before the teaser
A file that is ready to market is a file a buyer can underwrite. Tax returns that match the P&Ls. Add-backs you can document. A lease a landlord will assign. I start with a worksheet, not a teaser.
The form that starts that conversation is Value My Business. How I rebuild Seller's Discretionary Earnings is on Business Valuation in Arizona.
If your window is 6 to 18 months, use the first year to clean the books and read the lease. Clean books in year one beat a panic list in month eleven.
Marketing window
Once the teaser is live, the clock is a listing term, not a close date. On restaurant and bar files I use, the working listing window is often 210 days. On many service and contractor files it is typically around 270 days. That is how long we market. It is not a promise the deal closes inside it.
How I run the listing is on Sell My Business. Quiet marketing is a filter. See how a confidential sale works.
Diligence after LOI
An LOI is not a close. Diligence is when the buyer rebuilds your numbers, the landlord is asked for consent, and a liquor or other license transfer is mapped. Those clocks start after you already have a buyer. They add time. They do not start on listing day.
I will not invent a close rate for this page. The file in front of us sets the range. If a broker skips the lease and the license on the first call, start with How to choose an Arizona business broker.
Lease + license clocks
Landlord consent is its own file. Remaining term, options, assignment language, and personal guarantees decide whether a buyer can step in. A short or non-assignable lease sits. So does a sticky landlord who was not mapped early.
On restaurants and bars, the liquor license is often the second clock. Series 12 restaurant licenses and Series 6 or 7 bar licenses transfer through the Arizona Department of Liquor Licenses and Control. The buyer applies. You cooperate. Timing is separate from the business close. I am a broker, not a liquor attorney. I still put the license on the timeline.
More on those files is on Sell my restaurant in Arizona.
Why "90 days guaranteed" is a red flag
Nobody who has closed Arizona files with a lease and a license promises 90 days as a guarantee. A prepared file can move in a few months. A liquor transfer and a sticky landlord add time after the buyer is already in. If a broker quotes 90 days on the first call without the returns, treat it as a listing pitch.
The working windows I use are 210 days on restaurant and bar agreements and about 270 days on many service and contractor files. Those are marketing terms. I give a range after I see the numbers.

Frequently Asked Questions
How long does it take to sell a business in Arizona?
It depends on the books, the lease, the license, and the price. A prepared file can go from listing to close in a few months. Lease consent and liquor transfer add time after you have a buyer. I give a range after I see the numbers — not a one-size promise.
How long is a typical listing agreement?
On restaurant and bar files I use, the working listing window is often 210 days. On many service and contractor files it is typically around 270 days. That is a marketing window, not a guarantee the deal closes inside it.
What slows Arizona deals down the most?
Messy financials, an owner-dependent operation, a short or non-assignable lease, and liquor or other license transfers that were not mapped early. Unrealistic asking prices also sit.
Does a confidential sale take longer?
Confidential teasers filter tire-kickers. Diligence still takes the time it takes. Quiet marketing is a filter, not an automatic delay — see how a confidential sale works.
When should I start preparing to sell?
If your window is 6–18 months, start with a real valuation and a lease/license review before you need a close date. Clean books in year one beat a panic list in month eleven.
